Core Private Credit (CPC) is an investment instrument consisting of asset based loans, fixed income and other income based investments that deliver strong yields on a risk adjusted bases relative to other private alternative investments.
Investors in Core Private Credit benefit from an experienced underwriting team who selectively curates quality and vetted borrowers, providing a fixed rate of return (typically in the form of interest or preferred return). CPC favours opportunities to invest in recession resistant industries or assets that have defined exit strategies.

FIXED INCOME
The underlying assets (the Alberta Care Communities) are a government funded initiative, guaranteeing revenue ($45.3 Million in year 1) and a projected Net Operating Income (NOI) of $13.7 Million. This government backed offering is specific to Alberta.
DEFINED EXIT STRATEGY
Newmark, the retained real estate advisory group for the sale of The Portfolio, has scheduled bidding for November 2023 with contemplated closings occurring mid to late 2024.
STRONG COVENANT
The borrower has sufficient covenant to carry CPC’s loan, and has added corporate and personal guarantees for additional security.
USE OF PROCEEDS
The initial deployment of capital will be used to provide a fixed and secured loan to the borrower for the purpose of an equity take out. The loan will be structured as a promissory note with the borrower pledging its ownership shares of Alberta Care Communities (The Portfolio) a Designated Supportive Living (DSL) senior living residences as collateral.
The borrower specializes in the senior housing market and has Assets Under Management of $1.5 Billion with an additional $2.4 Billion in various stages of consideration. Newmark, a top global real estate advisory firm, has been retained to complete the sale of The Portfolio on behalf of Shasta Care Community Ltd., Airdrie Care Community Ltd., Fort Saskatchewan Care Community Ltd. and Medicine Hat Care Community Ltd.
The Portfolio consists of newly constructed, purpose-built residences located in high-demand core markets within Alberta (Airdrie, Edmonton, Fort Saskatchewan, and Medicine Hat). Featuring a total of 540 units, the residences are virtually identical.
